New Roof Installation

Built right the first time.

New construction, additions, and detached structures across Baldwin and Mobile counties. We work to the plan and inspect what we hand off.

  • Builder partnerships
  • Coastal-grade fasteners
  • Ridge-vented attics
  • Scheduled, not slipped

Who this is for

Four ways we get called in.

New-construction installs and additions are a different animal from replacements. Here is what most of our installation work looks like.

New build or addition

Plans drawn, framing dry — the roof system needs to go on with the right spec from day one.

Detached structure

Garage, shop, or pool house ready to roof, often with a different system than the main house.

Builder needs a reliable roofer

Schedule slips when the roofer no-shows. We sequence behind dry-in and inspection windows.

Inspection flagged ventilation or fastening

A recent build has a code or ventilation issue that needs corrective work before close-out.

What Optimum does

A full coastal-grade roof system.

Deck inspection. Synthetic underlayment. Ice-and-water shield at the eaves, valleys, and around every penetration. Drip edge in the right order. Coastal-rated nail patterns. Continuous ridge vent paired with a balanced soffit. The little details are what make a new roof on the Gulf Coast last twenty-five years instead of fifteen.

Deck

Re-nail and reinforce where the wind code requires.

Underlayment

Synthetic, sealed at every seam.

Ice-and-water shield

Self-adhered membrane at eaves and valleys.

Drip edge

Under at eaves, over at rakes. The right way.

Field fasteners

Coastal ring-shank, proper pattern.

Ridge vent

Continuous ridge vent + balanced soffit intake.

How it goes

From framing to final inspection.

  1. Step 1

    Review the plan

We read the architectural drawings and confirm the material spec.

  2. Step 2

    Schedule with the build

We sequence behind dry-in and sheathing inspection so the trades flow.

  3. Step 3

    Install the system

Underlayment, flashing, valleys, field, ridge, vents — to manufacturer and code spec.

  4. Step 4

    Inspect and hand off

We walk the roof with the builder or owner and provide system documentation.

Materials we install

The whole system, not just the finish layer.

Asphalt and metal systems

GAF / Owens Corning / CertainTeed / McElroy lines, matched to the architect's spec.

High-temp synthetic underlayment

Rated for direct exposure during the build window plus long-term performance after dry-in.

Coastal-grade fasteners

Stainless or hot-dipped galvanized fasteners for salt-air exposure.

Balanced ventilation

Code-compliant intake at the soffits and ridge or off-ridge exhaust.

Warranty

New-roof warranty terms.

New installations carry the full manufacturer warranty (GAF / OC / CertainTeed) plus our year workmanship warranty. For builders, we provide a copy of the warranty packet at turnover for the homeowner's file.

We handle the manufacturer registration on the homeowner's behalf so it actually gets done.
